If you’ve been searching for a condo in southwest Edmonton, L’Attitude Studios in Ambleside deserves a spot on your list. I’ve helped many clients buy and sell here over the years, and I own a suite here too. I lived in it before renting it out, so I know this complex as a resident, an investor and a REALTOR®. Here’s what you should know.
Three buildings, two condo boards
This is the most important thing to understand before you buy. L’Attitude Studios is made up of three buildings:
- 304 and 308 Ambleside Link share one condo board and management company. (Pinnacle Realty and Management)
- 320 Ambleside Link is the newest building and has its own completely separate condo board and management company. (KDM Property Management)
That means different budgets, reserve funds, fees and bylaws depending on which building you’re in. Two suites that look similar can come with very different condo documents and fees, so it’s worth knowing which board you’re buying into.
The buildings at a glance
The buildings are four-storey low-rises with brick exteriors and secured, heated underground parking. At 304 and 308, built in 2011, the amenities are better than you’d expect: each building has its own gym, and residents share two guest suites (handy when the in-laws come to stay) plus a social room with a pool table, kitchen and BBQ. Building 320 has its own separate amenities.
The location is the big win
You’re a short walk from Currents of Windermere, with grocery stores, coffee shops, restaurants, the VIP theatre, Winners and HomeSense practically at your door. Ambleside also has lovely parks, ponds, walking trails and playgrounds, plus schools, transit and quick access to Anthony Henday Drive.
What the suites are like
Many suites offer two bedrooms, two bathrooms and a separate den, perfect for a home office, workout space or the Costco overflow. Every suite has 9-foot ceilings, which make even the smaller layouts feel bright and open. A two-bedroom plus den is around 880 square feet, and if you are lucky to find one with titled underground parking and storage cage that is a big plus, especially in an Edmonton winter. One bedroom units are rare, but they do have some larger (1000 sqft plus) units and some without dens.
Condo fees
Fees vary by building. At 304 and 308, a recent two-bedroom plus den suite had fees of about $465 a month, covering heat, water, building insurance, professional management and your reserve fund contribution, plus a small Ambleside yearly HOA fee. Fees at 320 run higher, which is another reason it pays to know which board you’re buying into. Always confirm the current amount for the specific suite.
From my own experience as an owner: 304 and 308 have been well run. Over the years there’s only been one small special assessment and no major ones, which is exactly what you want to see in a condo.
Pets
Good news for dog and cat lovers: pets are welcome at 304 and 308 with written approval from the board, and there’s no set size or breed limit. You can have up to two pets per suite. To apply, you’ll fill out a pet registration form with a photo of your pet, its City of Edmonton licence number and a few details like breed and size. Pets need to be on a leash or in a carrier in hallways, stairwells and the social room. My advice: get approval in writing before you buy, not after you move in. Building 320 has its own board, so check its rules separately.
Who it suits
L’Attitude Studios works well for first-time buyers, downsizers who want less upkeep without giving up space, professionals who want a proper home office and investors looking for a solid rental.
What to look at before you buy
- Which building, and which board: this decides your fees, reserve fund, amenities and bylaws.
- Top floor vs. lower floors: top-floor suites mean no neighbours above you, and they tend to sell first.
- Balcony direction: it affects your natural light and how warm your suite gets in the summer.
- Renovation plans: Owners on the 2nd, 3rd and 4th floors need board approval before installing hardwood, laminate or tile, to keep noise down for the neighbours below. If new flooring is on your wish list, ask first.
- The condo documents: we’ll review the reserve fund, budget and board minutes together before you commit.
