My Process



Whether it’s at a coffee shop, your current place, or the office, our first meeting will be a casual get together. We’ll take this time to get to know each other before talking business to see how compatible we are. After all, buying a home is a huge decision! So we need to make sure we’re a good fit.


One of the most important steps to buying a house is getting pre-qualified for a mortgage. I can recommend a reputable mortgage professional for you to work with if you aren’t already connected with one. They’ll help you establish a budget and determine what type of mortgage works best for you.


Now to create your wish list! Deciding what you want in a house before we start looking will create a streamlined process that helps us narrow in on a home quickly. What are your must-haves? Are there any deal breakers? Do you have a specific neighbourhood or school district you’d like to be in? If you’re unfamiliar with the area or aren’t sure what you need in your next home, I’ll help you figure it all out.


I’ll provide you with a structured home search that ensures you only see homes that match your wish list items. Instead of sending you an overwhelming amount of listings that aren’t what you want, I’ll browse through what’s currently available and hand-pick homes that you’ll actually love. I’ll send them over to you right away and set you up to receive even more of the best local listings as soon as they hit the market.


Once a home catches your eye, we’ll go see it together in-person. I know what a smart investment looks like, and can point out potential problems, features, or details of a home that might be missed. We’ll not only look at the home itself, but also the neighbourhood and local amenities to make sure that it’s the right fit.


When you’re ready to make an offer, you want to go in with a strong price that aligns with the condition of the home and the neighbourhood. I’ll ensure that you get a good deal by researching comparative properties and the home itself to confirm what the purchase price should be. We’ll also go over what conditions and inclusions you’d like to have in the offer. With years of experience under my belt, I will strategically negotiate on your behalf to get you the right home for the right price!


Once we reach a deal with the seller’s agent, you’ll meet with your lawyer to close the deal. They will oversee the closing process and ensure that all conditions are met and all contracts are completed correctly. If you don’t have a lawyer, let me know and I can recommend one for you.


Our real estate relationship will continue long after closing day. Once you’ve purchased your home, you’ll automatically be enrolled in my Friends with Benefits program. You’ll receive yearly home value updates, help with tax assessments, and invitations to client events. Most importantly, you’ll have access to free services for seasonal yard clean-ups, eaves trough cleaning, junk removal, landscaping, and handyman help.
