Choosing Your New House Style in Edmonton

Edmonton continues to be a magnet for home buyers everywhere. They are not just coming from other places in Alberta, Edmonton is getting attention from all over the map, across Canada and even abroad. What is the appeal? As a true Edmonton native, that is an easy question for me to answer.

It starts with the people. Edmonton has a strong sense of community, a big love of sports, and a “shop local” culture that keeps neighbourhood streets and small businesses feeling vibrant. Yes, we do have Canada’s biggest mall in our backyard, and it is fun for guests, kids and rainy days. But if you ask most locals what they love about living here, they will talk about their favourite outdoor activity, Saturday mornings at the markets, cheering on the Oilers, or catching a show at the Winspear long before they mention a rollercoaster.

Now add in beautiful river valley parks, unbelievable restaurants, festivals in every season and a surprisingly rich arts and entertainment scene. The lifestyle here really is special. When you combine that with a housing market that is actually affordable, it suddenly makes sense why home buyers are beating a path to Edmonton. I have lots of great tips for first-time buyers searching for opportunities in Edmonton. Here are just a few:

Entry-Level Homes (Really)

Other Canadian cities like to claim to be first-time buyer friendly, until you look at their “entry-level” prices, which can be as much as 700K or more. That is often for a tiny condo, not for a house. Yes, I am talking about you, Toronto and Vancouver.

Real estate prices rise and fall in Edmonton and grow over time, like anywhere else. However, at the time of this writing, it is still possible to find a condo for around 200,000, sometimes even less.

Since we are on the subject of condos, let us take a look at what you might find in Edmonton. Imagine a modern architectural wonder rising into the sky. Your home is up there with an incredible view looking out over the city.

Spacious, open-concept layouts are common, but condo living is more about lifestyle than anything else. Many of these newer buildings feel like little communities of their own, with amenities like fitness rooms, outdoor terraces and, in some cases, indoor swimming pools.

If high-rise living is not your style, you might look at one of Edmonton’s older low-rise buildings. You still get the benefit of a convenient location and no outside maintenance to worry about. A winter afternoon might bring a generous snowfall, but you can stay warm and snug inside while someone else takes care of the shovelling.

If you want more space, a townhouse can be a perfect option. Average prices still tend to be less than a detached home. Plus, you get some outdoor living space along with that “lock and leave” lifestyle. These are a few reasons Edmonton’s condo and townhouse market is so appealing, especially for first-time buyers or retirees.

A Vast Selection of Detached Homes

If you would like to jump right into the market in a fully detached house, it will cost a little more. Still, prices are very reasonable compared to nearly anywhere else in Canada. Just outside the downtown core, you will find some of Edmonton’s older (and oh so charming) detached homes. These include bungalows, split-levels and storey-and-a-half homes. Many of these also come with more modest prices and bigger yards, which makes them a popular choice for young families or older first-time buyers.

For those who crave privacy and easy access to the great outdoors, nothing compares to a fully detached home. Once again, Edmonton’s accessible real estate market makes the “dream home” feel far more attainable than in many other major cities.
