This is the time of year when many people are serious about making big changes in their lives. 

With summer around the corner, everyone’s dreaming about backyard evenings and time spent at home. If you own a home in Edmonton, conditions are looking very strong for sellers right now. In today’s post, I’m sharing a few simple tips to help you make the most of it.

Literally Picture Perfect

Size and location are not the only factors that matter in real estate. I’ve said before that everyone searching for a house wants to find – and buy – the prettiest and best-maintained house on the block. 

Your first tasks are to CLEAN like a crazy person, declutter, and take care of any small repairs. That way, there’s nothing to distract a buyer from your incredible presentation. But to get truly spectacular results from your sale, you need to capture their attention before they even book a showing. Marketing can only do so much – this part is up to you.

There’s no shortcut here. Today’s buyers expect perfection. They’re scrolling quickly, making fast decisions, and your home needs to stand out instantly.

Presentation is everything. Professional photography and video are no longer optional; they are a critical part of a successful sale. Your home deserves to be showcased at its absolute best.

The Outside Matters More Than You Think!

Appearances matter in real estate, and yet many sellers focus so much on the inside of their home that they forget about the exterior.

Meanwhile, buyers are forming an opinion within seconds – both online and the moment they pull up. If your home doesn’t make a strong first impression right away, you’re already behind.

Start with the basics: freshly cut grass, trimmed hedges, and a clean, tidy yard. Then layer in a few thoughtful details like seasonal planters, a pop of colour, and subtle lighting along your front steps or walkway.

Get the Word Out!

The more people who know that your fabulous home is available for sale, the better. That’s why I place a high priority on promoting your listing far and wide to buyers all across Canada. 

After almost 20 years in real estate, one of the biggest advantages I bring is my network. I’ve built strong referral relationships with agents across the country, so if someone in Quebec, Nova Scotia – or anywhere else – is planning a move to Alberta, I’m already connected to the people working with those buyers.

Selling a home is a bit like a puzzle – or, in keeping with the season, like planting a garden. When everything comes together the right way, you give yourself the best possible chance of outselling your neighbour.

What’s the “Right” Time to List This Spring?

One of the most common questions I get this time of year is:
“When should I actually list?”

And the honest answer is… it depends 🙂

Right now in Edmonton, there are really two strategies playing out.

Some sellers are listing earlier (March and April) to get ahead of the competition and take advantage of buyers who have been watching the market all winter.

Others are waiting a little longer (May and into June), when more buyers are actively out shopping and the market feels busier.

Both approaches can work really well, just for different reasons.

Listing earlier can mean:
• Less competition from other listings
• Buyers who are serious and ready to act
• Your home stands out more when inventory is still building

Waiting a bit longer can mean:
• More buyers in the market overall
• Busier showings and open houses
• The potential for stronger offers if multiple buyers are competing

But here’s the part that matters most 👇
It’s not about picking the “perfect week.”

It’s about understanding what’s happening in your specific neighbourhood and price range.

Some areas in Edmonton are already very active right now. Others won’t really pick up for another few weeks.

That’s why the best strategy is always a local one.
