Top Tips for an Outrageously Successful Summer Home Sale

Yeessss! Summer is finally here, and we are fully entering our “live outside until September” era.

Patios, long walks, lake trips, river valley evenings, and not needing a winter jacket for six straight months? Edmonton summer really is elite.

This is also one of my absolute favourite times of year to sell houses – and honestly, a summer home sale should be fun.

It genuinely is fun for me. Even going into my 20th year in real estate, there’s still a thrill to it every single time.

Every home is different, every client is different, and I still get excited helping people prepare their homes for the market and watching buyers fall in love with them.

But there are also some very real advantages to selling during the summer months – especially if you know how to take advantage of them.

So let’s talk about how to make your home completely irresistible to buyers this summer.

And if you’re thinking about selling this year, now is the perfect time to sign up for my completely FREE Outsell Your Neighbour Challenge. You’ll get simple, practical tips delivered straight to your inbox to help your home sell faster and earn more money than other homes in your area.

Mother Nature Is Basically Your Stager

Curb appeal matters more than people realize. The inside tour still matters, but if buyers are already dreaming about their next get-together before they even get out of the car, you’re off to a fantastic start.

Buyers start forming opinions about your home within seconds of pulling up. Before they even step inside, their eyes are scanning everything: the driveway, the landscaping, the front entry, the condition of the exterior, and whether the home feels cared for, welcoming, and inviting.

And honestly? Summer is the easiest time of year to make a home shine.

The grass is green. Trees are full. Flowers are blooming. Natural light pours through the windows. Even opening the house for fresh air can completely change how it feels.

When buyers pull up to your home for the very first time, their eyes need a place to land.

Let them land on your freshly pressure-washed driveway. Your tidy, intentional landscaping. Your sparkling clean front entry. Your perfectly styled patio furniture. The colourful flowers by the front door.

These little details may seem small, but they create an emotional connection before the showing even begins – and that connection matters. I’ve lost count of how many times I’ve seen buyers fall for a home within the first 10 seconds.

If you want more ideas to get your home market-ready, these posts are a great place to start:

Summer Buyers Are Motivated Buyers

There’s something about summer that makes people excited about change.

The warm weather brings a burst of happiness and enthusiasm to buyers. They’re excited about the idea of a new home and can’t wait to have friends over for their first backyard BBQ or movie night. Can you blame them, given how amazing your house looks?

But it’s not just emotional motivation driving the market right now – there’s practical urgency too.

A lot of buyers want to be fully settled before fall arrives. They want to move before school starts, before schedules get hectic again, and before another Edmonton winter sneaks up on us.

That means summer buyers are often serious buyers.

Your mission is to demonstrate that your home is the perfect opportunity in every way.

As a local real estate agent with decades of experience in the Edmonton area, I’m excited to help you capitalize on every advantage possible so you can enjoy the best selling experience possible, no matter when you decide to list.
