Imagine the Space You’d Want as a Buyer
Real estate agents use the term “staging” because it’s a lot like creating the backdrop for a movie or a play. Every detail matters. When the setting is cohesive, the buyer becomes fully immersed in the experience.
If something is out of place, it’s like the director yelled “Cut” and the story grinds to a halt. Little flaws become noticeable, and suddenly, the magic just isn’t there anymore.
As a long-time Edmonton real estate agent, I have some stories. Usually, they go like this: I’m bringing a client through a house, and it looks like the seller didn’t even take five minutes to tidy up before opening the front door. Talk about a disappointing experience for a buyer!
Clothes tossed about, pet messes everywhere, papers scattered, dirty dishes overloading the sink, and that’s not even the worst of it. Insult to injury happens when you walk into a house and the smell could make you faint.
Contrast that with a positive setting.
The house has been lovingly cleaned from top to bottom, organized, and decluttered. If the weather is nice, the windows are open to let in fresh air and light. If it’s chilly, perhaps a fireplace casts a warm glow, and a scented candle adds a subtle, pleasant aroma.
If you’re selling, remember that your home doesn’t have to be perfect; it just has to stand out.
Exhaustive, expensive remodels usually aren’t necessary because it’s the small details that count. A few minor repairs and a lot of love and organization will go a long way to capturing a buyer’s interest. These are the things all sellers should do, but many don’t. Their oversight is your competitive advantage!

Less Is More to Enhance Your Space
Every buyer wants a home that feels beautiful and spacious. Keep in mind that “spacious” doesn’t always mean massive square footage. With a clean presentation and a thoughtful flow, even a small starter home can feel luxurious.
Many sellers focus on what they can add to a room to impress buyers, but often, it’s more about what you take away.
Clunky furniture or an awkward layout can make a space feel small and cramped. When you remove everything that doesn’t need to be there, the room opens up and becomes brighter. That’s another score for thorough decluttering!
Keep Your Design Neutral
The first thing a buyer wants to do after moving in is to make their new house their own. Perhaps they’ll add a bold accent colour to the living room, or maybe, they’ll want a dramatic, quirky backsplash in the kitchen.
Your job as the seller is not to make these choices for them. You want to keep things neutral so the buyer can imagine all that potential for themselves. Often, this means less work and expense for you when preparing your home. Since there’s no need to overdo it, getting ready to welcome a buyer can be easier than you thought.

Perform Little Acts of Love Daily
My best advice is to start paying attention to your home long before you plan to move. Regular maintenance is the best staging you can do, and it couldn’t be more simple or straightforward.
Change your furnace filters, mow the lawn, pull weeds, clean the gutters, and touch up paint as needed. Above all, try to make tidying up a daily habit.
All these small touches add up. They show that the house has been well-cared for, which boosts its value more than any fancy interior design or major remodel ever could. When you’re ready to list, your home will already stand out in a way that’s beyond compare!
