
The value of homeownership is something many of us grow up hearing about. As the daughter of an Edmonton REALTOR® and the granddaughter of an Edmonton real estate investor, it was a constant conversation in our home.
Looking back, I’m grateful it was.
Because of that, I’ve never really seen a home as just a place to live. It’s always been both personal and financial – a place you love, and an asset that quietly works for you over time.
But honestly, I think it goes even deeper than that. There’s something incredibly meaningful about having a space that’s truly yours – somewhere you genuinely look forward to coming home to at the end of the day. A place that makes you smile when you pull into the driveway, filled with the people, memories, and little things that matter most to you. I also believe your home should make your life better today while putting you in a stronger financial position tomorrow.
Of course, it should still be a smart investment. But in my mind, the best homes strike a balance.
I think some of that perspective comes from living in Japan for five years. It was hard to adjust to the smaller living spaces at first, but when I moved back to Canada, I remember looking around my new house and realizing how little of it I used. So much of the space felt unnecessary – and honestly, a little wasteful.
That’s one of the reasons I eventually chose condo living for myself. It taught me that bigger isn’t always better. I’d much rather own a home that fits the way I actually live – one I can upgrade, personalize, and enjoy – than stretch every dollar for a bigger house that doesn’t necessarily make me happier.
Don’t get me wrong – I absolutely need a beautiful space. But for me, the size of the home is far less important than how it feels to live in it.
That’s also why I spend so much time with clients talking about how they want to live – not just what they want to buy.
Whether it’s a downtown condo, a charming bungalow, or a newer two-storey, homeownership is about more than simply having a roof over your head. It’s about creating a life you love while building something valuable for your future.
One of the biggest ways that happens is through equity – and it’s something I don’t think gets talked about nearly enough.

What Is Home Equity (and Why Does It Matter?)
Home equity is the difference between what your home is worth and what you still owe on your mortgage. It sounds technical, but it’s actually one of the simplest – and most important – concepts in real estate.
Every mortgage payment you make increases your ownership because a portion of that payment goes toward reducing your loan balance. That’s why homeownership is often described as a form of “forced savings.” Instead of paying rent each month with nothing to show for it, you’re gradually building ownership in an asset.
It’s not flashy, and it doesn’t happen overnight. Year after year, though, you’re quietly building wealth in the background while simply living your life.
Appreciation Can Help Build Wealth Too
In addition to paying down your mortgage, your home’s value may also increase over time.
Real estate doesn’t move in a straight line, and no one can promise what values will do in any given year. Markets rise, markets cool, and sometimes they remain fairly steady.
Historically, though, Edmonton real estate has appreciated over the long term.
For example, if you purchased a $200,000 townhouse and it appreciated at an average of just 2% per year, it could be worth more than $243,000 after ten years.
That’s more than $43,000 in additional value through appreciation alone – before even considering the equity you’ve built by paying down your mortgage.
Of course, some years will outperform that estimate while others won’t. The point isn’t to predict the market perfectly. It’s to recognize the long-term value of owning real estate.
If you’ve owned a condo in Edmonton over the last decade, you’ve probably experienced that firsthand. Some years are exciting, others are frustrating – but real estate has always been a long game, not a short one.
Equity Isn’t Cash – And That’s Actually a Good Thing
Equity isn’t money sitting in your chequing account, and in many ways that’s one of its greatest strengths.
Because it stays invested in your home, it isn’t easily spent on everyday purchases or impulse decisions. It quietly continues building while you go about living your life.
When the time is right, you can access that value in several ways, including:
- Selling your home and using the proceeds toward your next property.
- Borrowing against your equity through a home equity loan or line of credit, depending on your financial goals and circumstances.
Why Waiting for the “Perfect” Time Can Cost You
It’s natural to want to wait until the market feels just right before buying a home. The reality is that almost no one consistently times the market perfectly.
One of my favourite sayings in real estate is: Time in the market is more important than timing the market.
The sooner you own a home, the sooner you begin paying down your mortgage, building equity, and benefiting from any long-term appreciation.
Real estate has always been a long game.

One of the things I love most about homeownership in Edmonton is that it is still attainable for many people.
Compared to many major Canadian cities, buyers here can often purchase a home without taking on overwhelming debt. That makes it possible to build equity while still enjoying everything else life has to offer.
